Ask why one shopping parade is busy and another, two streets away and apparently similar, is half empty, and the usual answers are about rents, management or luck. The more reliable answer is about movement: how many people pass, where they are going, and whether the street is on the way to anywhere.
Through-movement and the shape of a network
Streets are not equal. A network has a small number of routes that connect distant places to each other and a large number that only serve their immediate surroundings. The first group carries people who are passing through; the second carries only people who live there. Activity that depends on passing trade concentrates almost entirely on the first group, and it does so whether or not anyone planned it.
This explains a great deal that otherwise looks arbitrary. A parade that thrived when a road carried through traffic empties when the traffic is rerouted, even though the same number of people live nearby. A quiet street becomes commercially viable when a new link makes it part of a route between two busy places. The buildings did not change; their position in the network did.
Why corners matter
A corner site sees two streams of movement instead of one and has two frontages to be seen from. Historically this is where the shop, the pub and the workshop went, and in older districts the surviving evidence is visible: a former shopfront converted to a window, a wider ground-floor opening, a name still cut into the lintel. A neighbourhood with many corners has many such places; one built as long blocks has few, and its retail concentrates in a single planned parade that either works or does not.
What transport changes, and what it does not
New transport access changes a place by changing who can reach it and how far. A station puts a district within commuting range of somewhere it previously was not, which changes who considers living there. The effect is usually strongest closest to the access point and decays with walking distance, and the decay is steeper than people expect: the difference between five minutes' walk and fifteen is substantial in how a location is perceived.
What transport does not do is create activity where there is nothing to do. An access point in an area with no reason to stop produces movement through, not life. The places that gain most are those that already had a fragment of a centre — a few shops, a school, a green — that additional footfall can thicken.
The car, parking and street life
How a street handles vehicles shapes how it feels more than almost any design decision. Where parking occupies the entire frontage, the ground floor of the street becomes storage and the pavement becomes a margin. Where front gardens are converted to hard standing, the street loses both greenery and the soft edge between public and private that makes a residential street pleasant to walk down. These are individually reasonable decisions by households that aggregate into a change nobody chose.
Reading a place on foot
A useful walk asks a few questions. Which streets carry people who are not from here? Where do routes cross, and is there anything at the crossing? How long are the blocks, and how many ways are there to get from one street to the next? What is on the ground floor, and what was on it before? Is there a place where people can stop without buying something? And what is the edge between the front door and the pavement made of — a garden, a wall, a car, or nothing?
Those questions produce a more accurate picture of a district in an hour than any amount of data about it, because they observe the thing itself: whether the place is arranged so that people are likely to be in it.
